Relocating to Colorado From Out of State: A Practical Buyer's Guide
By Marjorie Engle · 2026-05-13
Most of my relocation clients start the same way: months of online research, then one compressed trip to see everything in person.
Use the remote phase to narrow, not to decide. Community videos, school research, and honest commute data will eliminate areas efficiently, and I would rather you rule out three towns before you fly than waste your trip on them.
Understand what is different about Colorado. Water rights, wells, and septic are unfamiliar to buyers from municipal-utility markets. Elevation affects everything from gardening to how a home is heated. Property tax and insurance structures differ from what you may be used to.
When you arrive, drive the commute at the real time of day. Not midday. See the property in the morning and again in the evening if you can.
I run virtual tours for out-of-state buyers regularly and will walk a property on video and tell you what the listing photos are not showing you. Several of my clients have bought without a second trip because of it.
