Elizabeth has real new-construction options right now, particularly in Independence and Spring Valley Ranch. Both are drawing buyers who want a new home without giving up small-town Colorado.
The most common mistake I see is walking into a model home alone. The person at the desk is friendly, helpful, and employed by the builder. Their job is to represent the builder's interests.
Independent representation changes what you can negotiate. Incentives, upgrade allowances, lot premiums, and closing cost contributions are frequently more flexible than the first conversation suggests, especially depending on the builder's standing inventory.
The builder contract also deserves a careful read. Completion timelines, change-order terms, warranty scope, and what happens if your financing or timeline shifts are all written to protect the builder by default.
